IRG-RCS is an independent realty project cash stress platform. It answers a simple question for a chairman or developer:
Will this project have enough cash in every quarter — and if not, when and how much must be arranged?
You register each project, enter costs, sales and funding assumptions, then run the stress test. The system produces a quarterly cash picture, ranks stress quarters, maps work phases against gaps, and issues a risk grade (A1–C) with a clear factor breakdown.
Use the left dashboard for day-to-day work. Use the top menu for About, Mother Console, Projects (Children), Registries, Risk Ratings, FTR Awareness, Contact and FAQs. Action bar: Save · Upload · Download · Copy · Exit.
System self-check
Runs a sample project through the calculator to confirm results are still reliable. Use after updates. Anyone can run it — PASS means the maths checks out.

Upload your benchmark report
One format captures every project possibility: the key (country · region · metro/city/town · project type · size band), then the steps — each with grouped name, months as optimistic / most-likely / pessimistic, cost as low / typical / high (₹ Cr), what it comes after (names; "START" for first steps; joinType all/any), exclusive-branch id for true alternatives, optional plant/tech details, and notes. A review cycle (default 6 months) is declared in the file.

Reviews open only for geographies where realtors are actually registered — a standard nobody uses is not refreshed.
Permitted users — sight and entry are separate grants
Only the Chairman creates users. Each grant names what may be seen (view) and, separately, which forms may be entered (enter). Never bundled. New users set their own passphrase on first sign-in.

Your steps vs the standard registry
Standards come from the architect-benchmarked registry for your project type and city (default: Mumbai residential spine). Variances above 20% are flagged gold; above 50% red. Standards are planning centres, not law — edit your steps freely, or propose a change to the standard itself.

What matters most for this decision?
Test uncertainty
Runs many “what if” trials on step times/costs and on sales. Shows how often money may run short and a bad-case (P90) reading. Optional — cash stress still works without this.
Architect directory & ratings
We do not rely on one architect. Aim: 3–4 qualified contributors per city / project type. Registration, institute, years, projects handled, and a system rating are stored. Top performers stay on the invite list; large errors against real outcomes remove them from future contact.

Architect form — work steps, time (months), cost & sequence
Enter every step for this region / type / size. Set how long it takes (months), approx. cost, method (conventional, pre-fab, hybrid, parallel), and after which step it can start. You may add steps, edit them, or define an alternative path (e.g. pre-fab structure instead of conventional). The critical-path chart below updates as you edit and is usable by both architects and project users.

Performance: architect benchmarks vs your real projects
When a saved project finishes (or you enter actual cost outcome), the system compares it to the benchmark that architect supplied for the same city / type / size. Large errors lower the rating. Architects far off are blocked from future invites.

FAQs
What does IRG-RCS do?
It checks whether a realty project has enough cash in each quarter. You enter project figures; it shows shortfalls, a risk grade, and when funding is needed.
Who is it for?
Builders/developers (full use), brokers (view grades and timelines only), buyers, bankers and investors, and Platform Control.
What is a “Child” project?
One realty project registered under your group. The menu label “Projects (Children)” means the group’s list of projects.
What is the risk grade?
A simple letter (A1 to C) from the cash stress pattern. A1 = no cash gap; C = severe unfunded stress. Always read the factor breakdown, not only the letter.
What is FTR Awareness?
A plain explanation of Future Transferable Rights–style funding inside the stress test, so the numbers are not a black box.
Can a broker change my data?
No. Brokers cannot enter, save, or remove project data. They may view grades and completion timelines only.
Is this a bank credit rating?
No. It grades the assumptions you entered. It is decision support, not a statutory rating or investment advice.
What is the verified history log?
Each important save is locked in sequence so you can see that records were not quietly altered.

FTR Awareness
FTR means funding structures that transfer future rights in realty (for example earmarking part of saleable area). IRG-RCS lets you model that funding inside the same cash stress test as bank loans and pre-sales.
After you save and run a project, related numbers (area earmarked, proceeds, timing) appear in the FTR analysis report (M-10). This section is awareness and education — not legal advice.
